Broken Sound, Boca Raton: What the Club Membership Actually Costs in 2026

by Alex Mendel

Broken Sound is one of those communities where buyers come back after checking everywhere else. Two championship golf courses, a $40 million clubhouse renovation completed in 2023, 28 villages, and a median sold price around $957,000 . If Broken Sound is your first stop, it helps to get a sense of Boca Raton homes for sale across the city before narrowing in.

What Broken Sound Actually Is

Broken Sound sits off Clint Moore Road between Jog Road and Military Trail, spread across 28 gated villages and more than 1,600 homes ranging from condos to custom estates. Each village carries its own HOA on top of club dues. Most residents here are full-time, which keeps the community active through the summer in a way some other club addresses in the area are not. The roads are quiet. The amenity package is extensive.

The Club, the Courses, and What It Actually Costs

Every buyer in every village is required to purchase a club membership at closing. No village, no tier, no exception. Three tiers are available for 2026:

Sports

  • $2,731 annual capital replacement contribution
  • $24,887 annual operating dues (before tax)

Club Course Golf

  • $4,333 annual capital replacement contribution
  • $27,537 annual operating dues (before tax)

Old Course Golf

  • $7,583 annual capital replacement contribution
  • $32,237 annual operating dues (before tax)

All tiers carry a $2,400 annual service charge and a $2,328 Master Plan and Renovation Assessment. Fees reset each October. Confirm current figures directly with the Broken Sound Membership Department before closing.

Membership covers two championship golf courses, 22 Har-Tru tennis courts, eight pickleball courts, a freeform outdoor pool, the Moonstone Spa and Fitness Center, and five on-site dining venues. The Old Course ran as the PGA Tour Champions season opener for 17 consecutive years from 2007 to 2023 and continues to host Tour events annually. It is maintained at tournament standards year-round.

Broken Sound Villages and Home Styles

The 28 villages cover a wide range of product. Custom estate homes are concentrated in Grand Oaks, Harbour Green, Bermuda Run, Tanglewood, Vintage Estates, Vintage Isle, and Water Oak Estates. Golf villas sit in Nassau Bay, Clubside Pointe, and Bridgepointe. Cedar Cay, Cloisters, and Timbermill offer townhomes and villas. The remaining villages are largely single-family patio homes.

Every village has its own position on the course or water and its own HOA fee structure. Total carrying costs vary considerably depending on where you are inside the gates, so the purchase price is only part of the monthly picture.

Is Broken Sound the Right Fit?

The membership costs here are real and they are not negotiable. Buyers who do that math before touring tend to move faster and with more confidence once they find the right village. Those who discover it at closing do not.
