In The Oaks:

  • Median sold price: $2.5 million
  • Median days on market: 94

Luxury homes are moving, but on a longer timeline. Reductions from original list price have averaged over 10%, which shows that overpricing at this level becomes expensive. Precision matters more than speed in this segment.
