Camino Gardens, Boca Raton: 23 Closed Sales, One Association Fee, and Two Houses for Sale
Key Takeaways
- 23 houses closed in Camino Gardens in the 12 months ending October 12, 2026, at a median of $1,475,000 and a median 21 days on market.
- All 23 carried an association fee between $750 and $900 a year, which works out to about $62.50 to $75 a month.
- The MLS reports that same fee two different ways, yearly on some listings and monthly on others, so portal pages show very different numbers for houses on the same street.

- The 14 sellers who never cut their asking price went under contract in a median of 3.5 days at 96.9% of the original ask. The 9 who cut sat a median of 89 days and closed at 87.8%.
What is Camino Gardens in Boca Raton?
Camino Gardens is a neighborhood of houses in east Boca Raton, zip code 33486, built mostly in the 1960s. 23 of them closed in the 12 months ending October 12, 2026, at a median price of $1,475,000.
The streets are named after trees: Apple Tree Lane, Mulberry Way, Juneberry Court, Pepperridge Terrace, Sugar Plum Drive. Of the 23 that closed, 22 were built before 1970, the oldest in 1963. One was built in 1979. That is the whole range.
How much do houses in Camino Gardens sell for?
The median closed price over the trailing 12 months was $1,475,000. The average was $1,609,978, and the spread ran from $920,490 to $2,850,000. Median price per square foot was $494, with individual sales between $375 and $724.
A wide spread for 23 sales on the same dozen streets, so here is the shape: one closed under $1,000,000, eleven between $1,000,000 and $1,500,000, six between $1.5M and $2M, and five above $2,000,000, topping out at $2,850,000 on Holly Lane. Half of this neighborhood trades in that $1M to $1.5M band.
What does the Camino Gardens association fee cost?
Between $750 and $900 a year. That held on every one of the 23 closed sales, with no outliers. The median was $850 a year, or $70.83 a month.
I went looking for that number first and could not find it published anywhere, which is most of why I wrote this. Where the median house closed at $1,475,000, a fee near $71 a month is close to nothing. Compare the club membership and fees at Broken Sound or the Boca Falls HOA fees. For no fee at all you want east Boca Raton neighborhoods with no HOA, and this is not one of them.
One caveat, plainly: that is the fee reported on each MLS listing, not a figure from the recorded governing documents. MLS data cannot tell me what it covers or whether a house carries a separate assessment. Ask for the documents on the specific address.
Why do the listing sites all show different numbers?
Two reasons, both mechanical. First, the neighborhood reaches the MLS under four subdivision names: Camino Gardens, Camino Gardens Sec 1, Sec 2 and Sec 3. A feed page built on one name shows a fraction of the neighborhood and calls it the whole thing.
Second, the fee is entered two ways. Nine of the 23 reported $850 yearly. The other fourteen reported the same money monthly, between $62.50 and $75. A portal printing the raw field shows $850 on one house and $71 next door, so a buyer concludes they are on different fee structures. They are not.
The counts drift too. On October 12, 2026 one site advertised 8 homes for sale here, another 6, while the MLS showed 2 active houses. The gap is condos and villas counted alongside houses. I counted houses only.
What is for sale in Camino Gardens right now?
Two houses, as of the October 12, 2026 pull. One on Juneberry Court at $3,595,000, one on Mulberry Way at $2,998,000. Both built in 2026, both about 3,500 square feet, both carrying the same roughly $70 monthly fee.
At 1.92 closings a month, that is about one month of supply. The catch: both are new builds priced above every sale that closed in the past year except one. If your budget is the $1,475,000 median, nothing is listed for you, and getting in means reaching a resale before it lists. See also new construction in Boca Raton.
What the data says if you are selling here
Price it right in week one. Of the 23 sales, 14 never reduced and went under contract in a median of 3.5 days at 96.9% of the original ask. The 9 that reduced sat a median of 89 days and closed at 87.8%. Four closed at or above the original ask. The cut did not necessarily cause the delay, since price tier and condition are tangled up in those nine, but the direction matches the rest of the city.
