Across the 90 Broken Sound houses that closed between September 1, 2025 and August 31, 2026, the median monthly association fee reported in Beaches MLS was $788, with reported figures running from $508 to $4,600. That range reflects both genuine differences between villages and inconsistent data entry, and it does not include Broken Sound Club membership dues, which are billed separately.

Two things drive that spread, and only one of them is real.

The real part: every village bills differently

Broken Sound is made up of separate villages, each with its own association covering its gates, roads, landscaping and in some cases exterior maintenance. A villa in Banyans and an estate home in Grand Oaks are not paying into the same budget. Across the closings I reviewed, the middle of the market sat between roughly $590 and $850 a month, with the estate-home villages higher.

The unreliable part: how the number gets entered

The association fee on a listing is typed in by the listing agent, and the field does not enforce a billing period. Inside a single village I found homes reported at $603 a month and others at $1,810, exactly three times as much, which looks like a quarterly amount entered in a monthly field. This is why the HOA directory sites that scrape listing data hand you numbers that do not match what owners actually pay.

What the fee does not cover
