Why the average is useless here

Three of the 55 houses were new construction, and they closed at $2,000,000, $3,185,000 and $3,250,000. Those three drag the average almost $188,000 above the median. Take them out and the remaining 52 houses, every one of them built between 1959 and 1986, closed at a median of $807,500 and $523 per square foot.

Six of the 55 closed at $1,500,000 or more. The other 49 closed under it. If you are pricing a 1960s house here off a citywide number, you are pricing off the wrong set. I ran the citywide picture by budget separately, and the Q2 2026 Boca Raton update covers the city as a whole.

What is listed right now

17 active houses on October 19, 2026. Median asking $847,500, from $550,000 to $1,255,500. Median $547 per square foot, median 35 days on market, median build year 1967, newest build year 1976. Eight of the 17 have already cut from their original price. Against 55 sales a year, 17 listings is about 3.7 months of supply.

Cutting costs more than holding

38 of the 55 sellers never cut their price. Median 6 days on market, 98.8% of the original ask, median close $824,500. The 17 who cut at least once: median 74 days, 91.1% of the original ask, median close $780,000.

One caveat I will not paper over. The sellers who cut had a higher median close price, so part of that 68 day gap is price tier rather than pricing strategy alone. The direction is still clear.
