What kind of homes are in Boca Raton Square?

One-story concrete block houses, nearly all of them built between 1959 and 1977, on flat interior lots in zip code 33486. Median living area on the 55 that closed in the last 12 months was 1,754 square feet. Median build year: 1966.

That is the neighborhood, and it is the part the listing feeds leave out. Thirty-six of the 55 went up in the 1960s, fourteen more in the 1970s, one in 1959, one in 1986, and three in 2025 and 2026. There is no fourth category.

Where it is

Boca Raton Square sits in east Boca Raton, on the SW numbered streets and avenues running off West Camino Real, between I-95 and the older grid closer to the water. Downtown Boca and Mizner Park are a short drive east. Weighing it against the newer developments out west comes down to lot shape, build year, and whether you want an association deciding what color you paint. I broke that down in east versus west Boca Raton.

Why the prices you find online for this neighborhood are wrong

The MLS does not carry "Boca Raton Square" as one entry. Closings filed under the bare name, under Unit 1 through Unit 19 spelled four different ways (including "Unit 01", "Unit 03" and "Unit 1 IN"), under the bare numbers 9, 16 and 17, and under Boca Raton Square Terrace. Twenty-three distinct strings for one grid of streets.

Count the neighborhood once across all 23 and you get 55 closed houses. A page built off a single one of those names shows two or three sales and calls it the market. That is how four websites hand you four different medians for the same streets.

The gap nobody prices in

Here is the number I keep coming back to. The 52 older houses closed at a median of $807,500. The three new builds closed at a median of $3,185,000. Same streets, same zip code, roughly four times the price.

One address made the point by itself. A 1968 house on SW 11th Terrace closed in February 2026 at $710,000 with 1,552 square feet of living area. It closed again at the end of September at $1,410,000 with 2,017 square feet. The MLS still shows the same 1968 build year, so that was a renovation and an addition, not a teardown. The records do not say what the work cost and I will not guess at it. The resale price is not a guess.

So when you buy here, you are buying the lot and the location first. The house is a decision you make afterward, and the spread between an original 1960s house and a finished one is the biggest number in this neighborhood.

No association, and the MLS backs it up

On the Boca Raton Square records where the MLS carries an association fee field at all, the figure is 0. No mandatory HOA, no club dues, no amenity assessment. That puts it with the other east Boca neighborhoods with no HOA. Confirm the recorded documents for your lot before relying on it, because the MLS reports fees, not covenants.

What is for sale right now

Seventeen houses on October 19, 2026. Median asking price $847,500, from $550,000 to $1,255,500, median $547 per square foot, median 35 days on market. Eight of the 17 have already come down from their original ask. Median build year 1967, and the newest listed was built in 1976. If you want new construction in Boca Raton Square today, there is none on the market. Fifty-five sales a year against 17 listings works out to about 3.7 months of supply.
