Spanish River Land runs along Banyan Road, south of East Camino Real and north of SE 31st Street. A small, low-density community also known as The Estates Section, it has single-family homes on large lots.

 

The neighborhood dates to around 1960 and has changed considerably since then. Some original homes survive in renovated form. Others have been torn down entirely and replaced with custom new construction. On certain blocks, an Old Florida-era estate sits next to a contemporary build that went up in the last five years.
