Living In Broken Sound Country Club
The community runs along Clint Moore Road between Jog Road and Military Trail in Central Boca Raton, with 28 gated villages, 1,600-plus homes, and a mix of condos, patio homes, villas, and full estates on golf and lake frontage. Most of the construction happened in the late 1980s and 1990s, which means larger lots and more mature landscaping than you'll find in newer developments.
One thing that distinguishes Broken Sound from some other club communities: the full-time resident base is genuinely active. It stays occupied year-round in a way that some seasonal club addresses do not.
Each of the 28 villages has its own HOA on top of club dues. Fees vary by what each association covers, so the monthly number looks different depending on which village you're in. Budget conversations here start with two line items, not one.

Broken Sound is zoned for Calusa Elementary, Omni Middle School, and Spanish River Community High School.

The Club And What It Includes
Club membership is mandatory for every buyer in every village, with no exceptions and no opt-out. The minimum entry point is the Sports membership. You cannot close on a property inside Broken Sound without it.
Three tiers are available: Sports, Club Course Golf, and Old Course Golf.
Amenities across the tiers include two championship golf courses, 22 Har-Tru tennis courts, eight pickleball courts, a freeform outdoor pool, the Moonstone Spa and Fitness Center, and five dining venues on-site.
The Old Course is worth understanding specifically if golf is the reason you're here. It was renovated in 2022 and ran as the PGA Tour Champions season opener for 17 consecutive years, from 2007 through 2023. Northern course design, varied elevation, 83 bunkers, greens that held up under Tour conditions. The practice facility includes a 300-plus-yard double-sided driving range, a short game area, and PGA teaching pros on staff.
Dues and membership fees adjust each October 1st. Confirm current figures directly with the club's Broken Sound Membership Department before closing.
