How much does new construction cost in Boca Raton Square?

Three new houses closed in Boca Raton Square in the 12 months ending October 19, 2026, at $2,000,000, $3,185,000 and $3,250,000, a median of $3,185,000. That works out to $622 to $780 per square foot, against $523 per square foot for the other 52 houses that closed in the same window. As of October 19, 2026, no house listed for sale in Boca Raton Square was built after 1976.

The three records

The $2,000,000 sale was a 2026 build with 2,564 square feet of living area, $780 per square foot, 24 days on market. The other two were 2025 builds and much larger: 4,854 square feet at $3,250,000 and 5,124 square feet at $3,185,000, or $670 and $622 per square foot. Both of those closed in a neighborhood whose median closing was $819,000.

Three sales is three sales, and I will not build a trend out of it. What it does tell you is the ceiling, and the ceiling here is roughly four times the median.

There is nothing new to buy right now

That matters more than the price. Of the 17 houses listed in Boca Raton Square on October 19, 2026, the newest was built in 1976 and the median build year was 1967. Not one new build is available. If you want a new house on these streets, you buy an older one and do the work, or you buy a lot.

So the practical question is not what new construction costs. It is what renovating costs.

What the renovation math looked like on one street

A 1968 house on SW 11th Terrace closed in February 2026 at $710,000 with 1,552 square feet of living area. It closed again at the end of September at $1,410,000 with 2,017 square feet. Same build year in the MLS, so a renovation and an addition rather than a rebuild. About seven months between the two closings.

The MLS does not publish what the work cost, so the $700,000 difference is a resale spread and not a profit. I will not pretend otherwise. But it is the clearest evidence on the grid that a finished house here clears well above an original one. I covered new construction in Boca Raton across the city separately.
