Boca Raton on a $1 Million Budget: What 125 Closed Sales Show
A million dollars is the number most buyers arrive in Boca Raton holding. It is also the number nobody will answer honestly. Search it and you get listing feeds, not figures.
So I pulled the closings. Every Boca Raton house that sold between $900,000 and $1,100,000 in the last six months, 125 of them, and ran the math myself. Here is what that budget actually bought.
What Does a Million Dollars Buy in Boca Raton?
About 2,400 square feet, four bedrooms, three bathrooms, a private pool, and a house built around 1988. That is the median of the 125 Boca Raton houses that closed between $900,000 and $1,100,000 from April through September 2026.
The median close price inside that band was $975,000. The median living area was 2,413 square feet, which works out to $403 per square foot. Half the houses had four or more bedrooms. Three bathrooms was the most common count, appearing in 75 of the 125 closings.
That is a detached house with a yard, not a townhouse or a condo. It is also, almost without exception, an existing house rather than a new one.
How Many Square Feet Does a Million Dollars Get You in Boca Raton?
Between roughly 2,000 and 2,500 square feet, if you land near the middle. That was the single largest group, 53 of the 125 closings. Another 32 landed between 2,500 and 2,999 square feet, and 17 cleared 3,000.
The full range was wider than the median suggests: 1,336 square feet at the small end and 4,013 at the large end. Price per square foot ran from $274 to $702. That spread is the whole story of this price band. The same money buys a small renovated house near the beach or a large older house further west, and the MLS reports both as the same purchase.
If square footage is what you are optimizing for, the west Boca addresses in this set delivered noticeably more of it per dollar. Boca Falls, where the median house closed at $1,095,000, is one of the west Boca communities trading in this range. If you are optimizing for proximity to the water and downtown, you paid for that in square feet.
Does a Million Dollars in Boca Raton Include a Pool?
Yes, usually. 102 of the 125 closings, or 82 percent, had a private pool. Only 23 did not.
This surprised me less than it surprises buyers coming from other markets, where a pool is the upgrade you negotiate for. In this band in Boca Raton it is close to standard equipment, and the 23 houses without one did not trade at a discount for it. Their median close price was $985,000, slightly above the $972,500 median for the houses with a pool. Pool or no pool was not the variable moving price here.
How Fast Do Houses in This Price Range Sell in Boca Raton?
Fast, if they are priced right the first time. The median house in this set went under contract in 12 days. Two thirds, 84 of 125, were under contract inside 30 days.
27 percent closed at or above their original asking price. The split underneath that 12-day median is the part worth reading twice. The 92 houses that never reduced their asking price went under contract in a median of 5 days at 97.6 percent of the original ask. The 33 that did reduce sat a median of 84 days and closed at 88.6 percent.
I want to be careful about what that proves. Four of those 33 houses started above $1.3 million and cut their way down into this band, which drags the reduced group's ratio lower than a straight pricing comparison would. Condition and location account for some of the gap too. It is a correlation inside 125 sales, not a law. But the direction is consistent with what I pulled citywide last week, and the gap is large enough that I would not bet against it.
How Many Houses in This Price Range Are for Sale in Boca Raton Right Now?
47, as of October 13, 2026. That is about 2.3 months of supply at the current pace of 20.8 closings a month, slightly tighter than the 2.7 months of supply across all Boca Raton houses at every price.
The median asking price across those 47 is $980,000, and the active set asks more per foot than the closed set delivered: $443 per square foot against $403 achieved, on a smaller median house of 2,163 square feet. 22 of the 47, nearly half, have already reduced from their original asking price, and the median active listing has been available 46 days. One has been on the market 342 days.
So the inventory in this band is real but thin, and a meaningful share of it is already asking a second time.
What a Million Dollars Does Not Buy in Boca Raton
A new house. 123 of the 125 closings, 98 percent, were built before 2000, and the newest was built in 2002. The median build year was 1988.
Nothing in this band was new construction, which means your budget is buying location and lot rather than a current roof, current windows and current mechanicals. Price those in before you write the offer.
It is also worth knowing where this budget sits in the wider market. The median sold price across all Boca Raton residential listings in September 2026 was $694,500, and that figure includes condos, which make up a large share of the city's residential inventory. A million dollars is well above the middle of Boca Raton overall. It is close to the middle of detached houses specifically, where these 125 closings represented 10 percent of the 1,228 houses that sold in the same six months.
Ready to Look at This Range Seriously?
If a million dollars is your number, the useful next step is not another portal search. It is knowing which of the 47 are priced where the closings landed.
Sorting them into the ones priced against these closings and the ones asking a second time takes about twenty minutes with the data in front of you.
