What do homes sell for in Boca Harbour, Boca Raton?
Boca Harbour houses closed at a median of $3,595,000 across 16 sales between October 1, 2025 and October 5, 2026, with individual sales running from $1,650,000 to $13,500,000 and a median of about $700 per square foot. Water rights drive most of the spread: the 12 closings flagged Ocean Access in the MLS ran a median of $4,225,000, while the four without that flag ran $2,650,000.
Where the rest of the spread comes from
Age of the house is the second lever. The five closings built before 1980 ran a median of $1,850,000. The eleven built in 2000 or later ran $4,600,000. On a canal lot in northeast Boca Raton you are frequently pricing land plus a renovation decision, which is why two houses on the same street can be $2,000,000 apart with no obvious difference from the curb.
Thirteen of the 16 closings were also flagged No Fixed Bridges. If you run anything with height, that field is worth more to you than square footage, and it is not something the subdivision name will tell you.
What it does not tell you
A median is not an appraisal. Five houses closed above $4,700,000 in this window and five closed below $2,100,000, and both groups were in Boca Harbour. Before you price or offer, pull the three or four closings that actually match your water, your lot and your year built. That is a short list, and it is the only one that matters.
