Boca Harbour is a canal neighborhood in northeast Boca Raton, east of Federal Highway, across the NE 69th to NE 72nd Street grid plus NE 8th Drive and Appleby Street. Most lots sit on navigable water, and the houses run from early 1960s originals to 2026 new construction on the same block.

Why does every website show a different number of Boca Harbour homes for sale?

Because the listings are filed under eight separate subdivision names: Boca Harbour, Boca Harbour 1st, 3rd, 4th, 5th and 6th Sections, Boca Harbour Island, and Boca Harbour Island Sec.

Portal feed pages key off one of those strings and show that slice. One site says one house is for sale, another says eight. Neither is lying. Both are counting an eighth of the neighborhood and calling it the whole thing. Search by street grid or map boundary here, not by subdivision name.

What do homes in Boca Harbour actually sell for?

16 houses closed between October 1, 2025 and October 5, 2026, at a median of $3,595,000. The spread ran from $1,650,000 to $13,500,000, and the median worked out to about $700 per square foot.

Age moves that hard. The five closings built before 1980 ran a median of $1,850,000. The eleven built in 2000 or later ran $4,600,000. On these lots you are often buying land and a renovation decision, not a finished house.

Does every Boca Harbour house have ocean access?

No, and this is the single most expensive thing to get wrong here. Of the 16 closings, 12 carried an Ocean Access flag in the MLS and closed at a median of $4,225,000. The four without it closed at a median of $2,650,000. That is a $1,575,000 gap on the same street grid.

Thirteen of the 16 were also flagged No Fixed Bridges, which is the detail a boat owner cares about. The subdivision name tells you none of this. Two houses a few hundred feet apart can carry completely different water rights. Check the listing field, every time, before you fall in love with a dock.

What is for sale in Boca Harbour right now?

Five houses as of October 5, 2026, asking $1,300,000 to $9,750,000, with a median ask of $7,950,000. Hold that next to the $3,595,000 closed median and you can see the problem: what is on the shelf is not what rings up at the register.

Four of the five are asking $6,695,000 or more, skewed to new construction, and one has been listed 418 days. At roughly 1.33 closings a month, five houses is about 3.8 months of supply.

How should that change what I do?

If you are selling, price off the closed data, not your neighbor's ask. 10 of the 16 closings never came off their original number and went under contract in a median of 12.5 days. The six that cut took a median of 147.5 days. Across all 16, sale price landed at 94.1% of last ask and 91.1% of original. The first number you publish does almost all of the work.
