Sandalfoot Cove Boca Raton: What the Name Covers
Sandalfoot Cove Is Not One Market. It Is At Least Three.
Key Takeaways
- Sandalfoot Cove filed under 21 different subdivision names in the MLS over the past 12 months, spread across zip codes 33428 and 33433.
- 53 homes closed there between November 2, 2025 and November 2, 2026, at a median closed price of $499,500.
- That one median hides three price tiers: detached houses at a $525,000 median, villas at $376,000, and the manufactured home section at $305,000.
- Four separate condominium associations carry "Sandalfoot" in their names and are not in Sandalfoot Cove at all. They added 42 more closings, starting at $83,000.
- Updated November 2, 2026.
What Does Sandalfoot Cove Actually Include?
Sandalfoot Cove is a run of numbered sections in west Boca Raton, sections 1 through 12, and it holds detached houses, villas, townhouses and one manufactured home section. Over the past 12 months it filed under 21 different subdivision names in the MLS. That is the root of every bad number you have read about it.
I pulled every closed sale whose subdivision name contains "Sandalfoot Cove" for the 12 months ending November 2, 2026. Fifty-three closings. Sections 2, 3, 4, 7 and 8, 9 and 11 carried the most volume. Section 1 is the manufactured home section. Sections 9, 10 and 12 carry most of the villas and townhouses. The MLS also writes the same section half a dozen ways, so you will find "SANDALFOOT COVE SEC 2," "SANDALFOOT COVE SECTION 2 IN" and "Sandalfoot Cove Sec Two" all describing the same handful of streets.
Why the Sections Matter More Than the Name
Because the home types are not evenly spread, and the price gap between them is wide.
Detached houses: 44 closings, median $525,000, a low of $315,000 and a high of $695,000. Median 14.5 days on market.
Villas: 6 closings, median $376,000, from $350,000 to $455,000. Median 66.5 days on market, which is more than four times the house figure.
Manufactured homes: 3 closings, median $305,000, from $279,000 to $325,000.
So the $499,500 blended median is not the price of anything. It sits below the house median and well above the villa median. A seller in section 5 who anchors to it is leaving money on the table. A buyer shopping section 10 on that number is going to be confused by what their budget actually buys.
Which Zip Code Are You Actually In?
Both, depending on the section. Thirty-seven of the 53 closings sat in 33428 at a $475,000 median. The other 16 sat in 33433 at a $550,000 median. Sections 7, 8, 9 and 10 skew toward 33433. The rest skew toward 33428. If you are comparing two listings and one looks mispriced, check the zip before you decide it is a deal.
It is worth knowing that several national portals file this neighborhood under Coconut Creek rather than Boca Raton. The homes are in Boca Raton. The portal boundary is wrong, and it means the "neighborhood" statistics on those pages are drawn from the wrong footprint.
The Four Lookalikes That Are Not Sandalfoot Cove
Sandalfoot South, Isle of Sandalfoot, Sandalfoot Boulevard Apartments and Sandalfoot Squire are separate condominium associations. Searching "Sandalfoot" in the MLS returns 103 closings for the same 12 months. Only 53 of those are Sandalfoot Cove. Forty-two are condominiums in those other associations, and the cheapest closed at $83,000.
Those condos are real homes with real buyers. They are just a different market with different fees and different financing. If a price-per-foot number for "Sandalfoot" looks impossibly low for a house with a yard, this is why.
How to Check What You Are Looking At
Three things, in order. Pull the legal subdivision name off the listing or the county record, not the portal headline. Confirm the zip code. Then confirm the home type, because villa and townhouse pricing in sections 9, 10 and 12 behaves nothing like house pricing in sections 2 through 6.
If you want me to run that check on a specific address, I will. Sandalfoot Cove is one of the places where the public number and the real number drift furthest apart, and I would rather you had the right one before you make an offer or set a list price. You can also compare this against the broader east versus west Boca Raton picture, or reach out directly.
Frequently Asked Questions
How many homes sell in Sandalfoot Cove each year?
Fifty-three closed in the 12 months ending November 2, 2026. That makes it one of the higher-volume neighborhoods in west Boca Raton, which is why pricing data there is more reliable than in smaller communities, as long as you separate the home types.
Is Sandalfoot Cove in Boca Raton or Coconut Creek?
Boca Raton. Several portals assign it to Coconut Creek because of how their neighborhood polygons were drawn. The MLS records put every one of the 53 closings in Boca Raton, in zip code 33428 or 33433.
How fast do homes sell there?
Median 17 days across all 53 closings, with an average of 33 days. Detached houses moved at a median of 14.5 days. Villas took a median of 66.5 days.
