Boca Raton Down Payment: What Buyers Need

by Alex Mendel

What a Down Payment Really Looks Like in Boca Raton Right Now

Key takeaways

  • The median Boca Raton house closed at $1,110,000 in September 2026. Twenty percent down on that is $222,000.
  • Twenty percent down still leaves an $888,000 loan, which is above the 2026 conforming limit of $832,750. That is jumbo territory.
  • About two thirds of the houses that closed in September sold above the conforming limit.
  • The $690,000 Boca Raton median you see quoted online includes condos. Houses are a different number.
  • Houses went under contract in a median 33 days and closed at 96.2 percent of list price, so there is usually room to negotiate.

How much do I need for a down payment in Boca Raton?

On a median-priced Boca Raton house, plan on $55,500 at 5 percent down, $111,000 at 10 percent, and $222,000 at 20 percent. The median closed price in September 2026 was $1,110,000 across 169 houses, and that is the number those percentages run off.

That median hides a wide market. Seventeen of the 169 houses closed under $600,000 and another 41 closed between $600,000 and $832,750. So 58 houses, about a third of the month, closed at or under the conforming loan limit. Buyers who need a smaller down payment are not locked out of Boca Raton. They are shopping in a narrower part of it, mostly in the west Boca zip codes.

Why is the Boca Raton median price I see online so much lower?

Because most published medians fold condos in with houses. All residential property in Boca Raton, houses and condos together, had a median sold price of $690,000 in September 2026. Houses on their own came in at $1,110,000.

That is a $420,000 gap, and it matters when you are deciding what to save. Boca Raton has a large condo market, and condo sales pull the citywide median down toward a figure that no house buyer will ever actually pay. If you are budgeting a down payment for a house with a yard, budget against $1,110,000, not $690,000. Median price per square foot on those houses was $464. If you are moving up and selling first, start with what your Boca Raton house is worth.

When does a Boca Raton mortgage become a jumbo loan?

In 2026 a one-unit loan above $832,750 is a jumbo in Palm Beach County. On the median house at $1,110,000, 20 percent down leaves $888,000 financed, which clears that line by $55,250.

To keep the loan conforming on a $1,110,000 purchase you would need $277,250 down, or 25 percent. Most buyers do not do that. They go jumbo, which usually means tighter credit requirements, documented reserves and a lender who is comfortable at that size. It is a normal transaction here, not an exotic one. Of the 169 houses that closed in September, 111 of them, about two thirds, sold above the conforming limit. Monroe County is the only Florida county the FHFA set above the baseline for 2026, at $990,150, so Boca Raton uses the baseline. The 2026 caps are summarized in Florida Realtors' report on the FHFA limits.

My practical advice: get the jumbo conversation with a lender out of the way before you tour anything. The qualifying math is what sets your real price ceiling, and it is not always where buyers assume it is.

Do I need 20 percent down to compete in Boca Raton?

Usually not. Houses closed at a median 96.2 percent of list price in September, only 23 percent closed at or above list, and the median time on market was 33 days. Sellers are negotiating.

Here is the inventory picture behind that. On October 20 there were 554 houses active in Boca Raton against September's 169 closings, which works out to roughly 3.3 months of supply, a reading consistent with the Q2 2026 Boca Raton market update. That is a market where a well-structured offer gets read carefully, even if it is not the largest down payment in the stack. What usually beats a bigger down payment is a clean contract: a real lender letter, a reasonable inspection window, and a closing date that solves a problem for the seller.

What cash do I need beyond the down payment?

More than the down payment, and the exact amount depends on your lender, the house and the community. Ask your lender for a written cash-to-close estimate before you write an offer, not after.

The items that catch Boca Raton buyers off guard are not the obvious ones. Inspection and appraisal fees come out of pocket early. Florida insurance binders are often paid up front, and a four-point or wind mitigation inspection may be required before a carrier will quote. Homeowner association and country club communities can require an application fee, a capital contribution or an equity membership deposit at closing, and those amounts vary a great deal from one community to the next. Jumbo lenders frequently want several months of reserves sitting in an account after closing, which is cash you need to show even though you do not spend it.

None of that is a reason to wait. It is a reason to get the numbers in writing early, so the budget you shop with is the budget that survives to closing.

Frequently asked questions

Can I buy a house in Boca Raton with 10 percent down?

Yes. Ten percent of September 2026's $1,110,000 median is $111,000. Of the 169 houses that closed that month, 58 sold at or below the $832,750 conforming loan limit, where low-down-payment conventional financing is generally available. Above that limit the loan is a jumbo and each lender sets its own minimum down payment.

What is the conforming loan limit in Palm Beach County for 2026?

It is $832,750 for a one-unit home, the FHFA baseline. Monroe County is the only Florida county set above the baseline for 2026, at $990,150, so a Boca Raton loan above $832,750 is a jumbo loan.

What was the median price of a house in Boca Raton in September 2026?

$1,110,000, from 169 houses that closed between September 1 and September 30, 2026 in BeachesMLS. The median price per square foot was $464 and the median time on market was 33 days.
