What is Boca Falls?

Boca Falls is a gated single family community in West Boca Raton, zip code 33428, built between 1995 and 2000. The homes that traded there over the past year ran from about 3,200 to 6,200 square feet. There is no country club and no mandatory membership attached to the house.

That last part is why a lot of my clients end up here. In Boca Raton, a gated community with a real house on it usually comes bundled with a mandatory club membership and a five or six figure initiation fee before you have unpacked a box. Boca Falls does not work that way. You buy the house, you pay the HOA, you are done.

What does a home in Boca Falls cost?

Homes in Boca Falls sold for a median of $1,095,000 over the last twelve months, with 42 closings between $840,000 and $1,750,000. As of August 31, 2026, five homes are active, listed from $1,150,000 to $1,799,900.

Here is how those 42 sales broke down. Thirteen closed under $1M. Twenty four landed between $1M and $1.5M, the true center of gravity here. Five closed at $1.5M or above, all larger homes in the estate parcels.

The number that surprises people is the ask. The median active list price is $1,449,000, well above the $1,095,000 median that actually closed. Some of that is mix, since the current five are on the larger end. Some of it is sellers reaching.

What are the parcels inside Boca Falls?

Boca Falls is subdivided into lettered parcels and named villages, and the MLS records them separately: Parcels J, K, L, M, P, Q, R, S and T, plus The Estates, Majestic Pointe, Mystic Bay, Crystal Point and Cascades Pointe. Streets include Yardley Drive, Marigot Drive, Rock Ridge Drive, Halstead Drive and Rockledge Circle.

The distinction matters more than the names suggest. The Estates and the Parcel S homes carry the largest floor plans, and they are where the $1.5M and up sales happened. Parcels T and L include the smaller three and four bedroom plans that produced most of the sub $1M closings. If you are searching listing sites and wondering why "Boca Falls" shows you a $845,000 home and a $1.75M home on the same page, that is why.

What does the Boca Falls HOA fee cover?

The listings in this data pull report HOA fees between $427 and $564 per month, which varies by parcel. Fees are reported by listing agents, so I confirm the current figure and what it includes with the association before any of my clients write an offer.

Broadly, the fee funds the gate, common area maintenance, and the shared amenities. What it does not fund is your roof, your pool, or your insurance, and on homes built in the late nineties those are exactly the line items that decide whether a house is a deal or a project. I read the last two years of association financials and the reserve study on every Boca Falls contract I write. It is not glamorous, and it has saved my clients real money.

How fast do homes sell in Boca Falls?

The median home closed in 18.5 days on market, but that median hides the real story. Since March 1, 2026, the median has been 9 days across 31 closings. In the six months before that, it was 63 days across 11 closings.

Nothing about the community changed between those two windows. Pricing did. Sellers who came out at the number the comparable sales supported got showings in the first weekend, and ten of the 42 closed at or above final list price. Sellers who tested a high number ended up cutting: one sat 249 days and closed 23% under its original ask, another sat 308 days.

At 1.4 months of supply, there is not enough inventory here for a buyer to wait you out. There is exactly enough for them to skip you.
