What a House in Boca Raton Actually Costs Right Now, Broken Down by Budget
Every relocation call starts the same way. Someone has a number in their head, they have read a median price on a national website, and they want to know if the number works here. Usually it does not work the way they think, and not because Boca Raton is more expensive than they expected. It is because the number they found was measuring something else.
So I pulled the closings. Here is what 537 houses in Boca Raton actually sold for over the last 90 days, sorted by what a buyer brought to the table.
How much does a house cost in Boca Raton?
The median house in Boca Raton closed at $1,050,000. That is the midpoint of 537 single family closings recorded in BeachesMLS between July 1 and September 28, 2026. Half sold for more, half sold for less.
The median house that traded hands was 2,518 square feet. It went under contract in a median 24.5 days on market.
One thing worth saying plainly before you go further: $1,050,000 is a midpoint, not a price of entry. The range underneath it is wide, and 64 houses closed under $600,000 in the same 90 days.
Why is the median price on other websites lower than $1,050,000?
Because most published Boca Raton medians include condos. At the full Residential level, which blends condos and attached homes in with houses, the median sold price was $720,000 in September 2026, $680,000 in August, and $671,200 in July. Those are all residential including condos.
Houses alone sat at $1,050,000 over the same stretch. The gap is not a data error. Boca Raton has a deep condo market, and roughly half of all residential closings in the city are not houses. If you are shopping for a house and budgeting against an all residential median, you are budgeting against the wrong market.
Same story on inventory. All residential active listings stood at 1,812 in September 2026. Houses accounted for 517 of the active listings on my pull date.
What does each budget actually buy in Boca Raton?
Here is the whole 90 day picture split into five budgets. Every figure below is a median calculated from the closed records.

A few things jump out of that table.
The $600,000 to $999,999 band is the largest single slice of the market at 35.6% of closings, and it delivered a median 2,007 square feet. That is the working center of Boca Raton, and it is where most of my buyer calls land.
The jump from that band into seven figures buys real square footage. Median living area goes from 2,007 to 2,860, a difference of about 850 square feet at the median. That is the single biggest size step between any two adjacent budgets in the table.
Above $3,000,000 the math stops being linear. The median close in that band was $5,104,000, well above the $3,000,000 floor, because the band runs all the way up through the waterfront and country club estate market with nothing capping it.
And 47.5% of houses in Boca Raton closed under $1,000,000. The other 52.5% closed at or above it. The city is genuinely split down the middle at the million dollar line, which is a useful thing to know before you decide your budget is too small for Boca Raton.
How fast do houses in Boca Raton sell?
A median 24.5 days on market. That is cumulative days on market across all 537 closings, so it includes listings that came back on after a failed contract.
Inventory backs up what that number implies. 537 closings in 90 days works out to about 179 houses per month. Against 517 active houses, that is roughly 2.9 months of supply. Under three months of supply is a market where a well priced house does not sit, and where a buyer who needs two weekends to think it over will lose houses.
If you are relocating from a metro where 60 or 90 days on market is normal, plan for that. Get your financing in writing before you fly down, not after you find the house.
What should I do with these numbers before I move to Boca Raton?
Pick your band first, then pick your neighborhoods, in that order. Most relocation buyers do it backwards. They fall for a neighborhood, then discover the price band it sits in, then start over.
Three things I would do this week if you are planning a move:
Set your real budget, including the carrying costs. Insurance and property tax in Palm Beach County are a bigger line item than most people relocating from the Northeast or Midwest are used to, and they change what monthly payment your purchase price produces.
Get a written pre approval, not a pre qualification. At 2.9 months of supply, a pre approval letter is the difference between an offer that gets read and an offer that gets ignored.
Decide what you are trading. At 2,007 square feet median in the $600,000s to $900,000s and 2,860 median above a million, the honest question is whether you would rather have the square footage or the location. Almost nobody in this market gets both at the bottom of their band.
