What is the Boca Falls market doing in September 2026?
Boca Falls has 5 active listings, zero under contract, and 42 closed sales over the trailing twelve months at a median of $1,095,000. Supply sits at 1.4 months. Priced-right homes are closing in about nine days.
All figures below come from Beaches MLS, pulled August 31, 2026, for single family homes in the Boca Falls subdivisions of Boca Raton. The closed sales window runs September 1, 2025 through August 31, 2026.
What sold, and for how much?
Forty two homes closed. The median was $1,095,000 and the average was $1,150,492, with a range from $840,000 to $1,750,000. Twenty four of those sales fell between $1M and $1.5M.
Sellers held their price better than the citywide narrative would suggest. The median sale came in at 95.9% of final list price and 94.8% of original list. Ten homes closed at or above their final list price.
How long is a home taking to sell?
Median days on market was 18.5 across the year, but that figure averages two different markets together.
From March 1 to August 31, 2026, 31 homes closed with a median of 9 days on market. In the six months before that, 11 homes closed with a median of 63 days. Twenty four of the year's 42 sales went under contract inside 30 days. The slow tail is short but ugly: one home took 249 days and closed 23% below its original ask, another took 308.
That gap is a pricing outcome, not a seasonality outcome. Well priced homes here are getting answered in the first week.
What does 1.4 months of supply mean for me?
At the current pace of about 3.5 sales per month, five active listings is a 1.4 month supply, which is deep seller territory. For context, a balanced market usually runs five to six months.
There is a second number worth staring at. Zero homes are currently under contract. With five actives and nothing pending, a buyer this month has a genuinely small set to choose from, and a seller who lists correctly this month has almost no competition. I would not expect that to hold long.
What should I do about it?
If you are selling in Boca Falls this fall, the data says price to the comparable sales and expect an answer inside two weeks. Ten of 42 sellers got list price or better by doing exactly that. The ones who tested a high number gave back six figures and most of a year.
If you are buying, five choices is not many, and the median active ask of $1,449,000 is running well above what has actually closed. That gap is where I earn my keep for you.
I pull these numbers fresh every week rather than recycling a quarterly report. If you want the current version for your street or your parcel, ask me and I will run it. Alex Mendel, Keller Williams Realty.
