Closing Day
You’ve made it this far, and closing day is just around the corner! But before you celebrate, make sure to tie up these loose ends:
Final Walk-Through Inspection
This is more of a formality, usually taking place the day before or the day of closing. The buyer visits the property to ensure everything is in working order and as expected, with no extra items left behind.
Cancel Home Services and Utilities
We’ll provide you with a list of useful numbers to terminate home services and utilities once the closing is complete. This step ensures a smooth transition for the new owners.
Be Prepared
Even at this final stage, unforeseen glitches can occur. Whether it’s a breakdown at the property or a delay with the buyer’s loan, don’t worry. We’ve seen it all and know how to handle these situations efficiently and stress-free.
Closing
The closing agent will provide all parties with a settlement statement detailing the financial transactions involved. The buyer(s) will sign this statement, followed by you and the closing agent to certify its accuracy. If you can’t attend the scheduled closing, arrangements can be made with prior notice.
When it comes to receiving your funds, you can choose to have them wired to your financial institution or receive a check at closing. Don’t forget to hand over all property keys and important information to the new purchaser at this time.
