For those still evaluating Central Boca Raton options, it helps to understand how New Floresta fits within the broader Boca Raton homes for sale market before going deeper.

What Is It Like to Live in New Floresta, Boca Raton?

New Floresta sits between Jog Road and St. Andrews Boulevard, just north of Glades Road in Central Boca Raton. The neighborhood is a low-density, non-gated community of approximately 200 custom single-family homes built across the 1980s on land developed by the Arvida Corporation. The architecture draws from the Addison Mizner tradition, stucco exteriors, tile roofs, arched entries, with one- and two-story plans. The larger lot sizes are the consistent differentiator. Custom-built construction means no two homes are identical, and the combination of oversized lots and architectural variety gives the neighborhood a character which is unique in Central Boca Raton.

The community has an active HOA that covers common area maintenance. Fees are relatively low to the surrounding market.

Day-to-day life in New Floresta is convenient without feeling rushed. Town Center at Boca Raton and I-95 are both around five minutes away, which keeps errands, dining, and commuting straightforward. The Florida Turnpike is around eight minutes out, putting West Palm Beach to the north and Fort Lauderdale and Miami to the south well within reach for work or a weekend. Patch Reef Park is around eight minutes away for outdoor recreation, and Mizner Park is around 15 minutes for dining and culture. When the weekend calls for the beach, South Beach Park and Red Reef Park are around 22 minutes east.

What Amenities Does

New Floresta Offer?

New Floresta does not have a private clubhouse or on-site resort amenities, and for most buyers here, that is the point. The low HOA reflects it, and the tradeoff is a neighborhood where lot size and location do the work instead.

University Woodlands Park is within walking distance and covers 15 acres of public green space maintained by the City of Boca Raton. The park has tennis courts, basketball courts, a soccer field, a playground, a toddler playground, a pavilion, grills, tables, and restrooms, with free parking on site.
