The Sanctuary, Boca Raton

The Sanctuary is one of the few communities in Boca Raton guarded on both land and water, a private waterfront enclave where deep-water dockage sits behind 62 of the homes and armed patrols cover the streets and the Intracoastal alike.

For buyers weighing East Boca's waterfront options, it helps to see how The Sanctuary fits within the wider Boca Raton homes for sale market before going further.

What Is It Like to Live in The Sanctuary, Boca Raton?

The Sanctuary sits on the west side of the Intracoastal Waterway, off North Federal Highway just north of NE Spanish River Blvd in East Boca Raton. It consists of custom estate homes with many of them fronting the Intracoastal or a deep-water canal that opens to it.

The homes are architecturally varied, and many original residences have been renovated or rebuilt as Mediterranean and modern estates, ranging from about 4,000 to more than 10,000 square feet.

A single homeowners association covers common-area upkeep, the staffed gatehouses and security patrols, concierge service, and access to the marina and recreational amenities.

Day-to-day, the location keeps most of East Boca within a short drive. The beach is a few minutes east across the Spanish River Boulevard bridge, where Spanish River Park, Red Reef Park, and the Gumbo Limbo Nature Center sit along the ocean. Downtown Boca and Mizner Park are around ten minutes south for dining and shopping, with the Boca Raton Resort close by. Atlantic Avenue in Delray Beach is a similar drive to the north. I-95 is a short trip west by way of Spanish River Boulevard, and the Boca Raton Executive Airport is nearby for those who fly private.

What Amenities Does The Sanctuary Offer?

The Sanctuary's defining feature is its security. Armed guards patrol the neighborhood and the Intracoastal around the clock, on land and by boat. The main entrance and a separate service gate are both staffed, vendors are registered and cleared before entry, and courier deliveries from USPS, UPS, and FedEx are received at the gate and brought in on the resident's instruction.

For boaters, a 20-slip marina is available to residents through the association, and deep-water dockage sits behind 62 of the community's 97 homes. There are no fixed bridges between the community and the inlet, so larger vessels reach the ocean directly.

On land, the community has two Har-Tru clay tennis courts, four cushioned pickleball courts, a park with a playground, and a half-court basketball court. A 27-acre bird and wildlife preserve borders the community, which is part of why the streetscape stays green and quiet. Concierge service is provided through the association.
