Taxes are the quiet reason so many of my buyers land in Boca Raton. Florida has no state income tax, no state estate tax, and no state inheritance tax, which is why relocators often treat the move itself as a raise. And 2026 is an unusual year, because the largest property tax cut in Florida history is headed to the ballot. If you are weighing homes for sale in Boca Raton, here is what the tax picture actually looks like.

 

No State Income Tax, and What It Really Means

For a household earning $500,000, leaving a high-tax state can mean keeping $30,000 to $60,000 a year that would otherwise go to state income tax. That applies to wages, retirement income, and most investment income. Florida also collects nothing when your estate passes to your heirs. The math compounds every year you own here.

The Homestead Exemption and Save Our Homes

Make your Boca Raton home your primary residence and two benefits kick in. First, the homestead exemption removes up to $50,000 from your taxable value as of 2026. Second, Save Our Homes caps how much your assessed value can rise each year at 3 percent or the inflation rate, whichever is lower. The cap was 2.9 percent for 2025, and the savings compound the longer you own.

Florida also lets you carry up to $500,000 of that accumulated benefit to your next home in the state, which is a major lever for anyone thinking about downsizing in Boca Raton. One caution for buyers: the cap resets when a home sells, so budget for a reassessment closer to your purchase price in year one. File your application with the Palm Beach County Property Appraiser by March 1.

 

What Could Change in November 2026

In June 2026, the Florida Legislature placed a constitutional amendment on the November 3 ballot that would raise the homestead exemption from $50,000 to $150,000 in 2027 and $250,000 in 2028, with inflation adjustments after that. School taxes are carved out, and it needs 60 percent voter approval to pass. If it does, county appraisers estimate typical savings in the range of $1,500 to $1,800 a year for many homeowners. Nothing is guaranteed until the vote, but buyers closing this year would be positioned to benefit.

What Investors and Second-Home Owners Should Know

Homestead perks only apply to primary residences. Rentals and second homes carry a 10 percent annual assessment cap instead, and the November amendment would lower that cap to 5 percent starting in 2027. Boca Raton's effective property tax rate runs near 1 percent as of 2026, and paying your bill in November earns a 4 percent discount.
