What Overpricing Actually Costs a Boca Raton Seller

Every seller I meet already has a number in their head before I walk in the door. Sometimes it is close. Sometimes it is a figure a neighbor mentioned back in 2022 that has been sitting there ever since.

I pulled every single family sale that closed in Boca Raton last month to find out what that gap actually costs. The answer turned out to be sharper than I expected.

How should I price my Boca Raton home right now?

Price it close enough to market that you never have to reduce. Of the 167 single family homes that closed in Boca Raton in August 2026, the ones that never cut their asking price sold in a median of 11 days at 97.1% of what they originally asked. The ones that cut took 80 days and got 88.2%.

That is the whole post in two sentences. Seven times longer on the market, and nearly nine percentage points less of the original ask.

What does starting too high actually cost?

Roughly 8.9 percentage points of your original asking price, plus about ten extra weeks of your life. On a home first listed at $1,000,000, those 8.9 points come to around $89,000.

A third of Boca Raton sellers paid that bill last month: 57 of the 167 closings had cut at least once. The encouraging part is that the number is falling. In August 2025 it was 43%.

I want to be straight about what this data does and does not prove. Some homes need a reduction because of condition, a difficult lot, or a floor plan buyers do not want, not because the seller was greedy. The reduction is often the symptom rather than the disease. What the numbers show is that the two groups had very different outcomes.

Is Boca Raton a buyer's market or a seller's market for houses?

Tight, and tighter than the citywide numbers suggest. There were 526 active single family listings on September 1, 2026, against 2,233 closings over the previous twelve months. That is 186 sales a month and 2.83 months of supply.

Six months is the usual industry shorthand for a balanced market. Boca Raton's single family market is at less than half of that. If you have been reading that Florida is drowning in inventory, that story belongs to the condo market, not to houses.

How long does it take to sell a house in Boca Raton?

Median days on market was 24 in August 2026, down from 34 in August 2025. The average was 55.2 days, but the average is the wrong number to plan around.

A handful of homes that sat for 200, 300, even 600 days drag that average up and tell you nothing about your situation.

Why the asking prices you see are not the prices houses sell for

The median asking price across the 526 single family homes currently for sale in Boca Raton is about $1,552,000. The median price of the ones that actually closed in August was $1,035,000.

Those are two different populations. What is listed skews expensive because expensive homes linger. Pricing against what your neighbors are asking is how sellers end up in the 80-day group. Price against what closed nearby and recently.

The closed number is moving in your favor. That median is up about 20% from a year ago, and 23% of August sellers got at or above their asking price, against 16% last August.

How I price a Boca Raton listing

I start with closed sales from the last 90 days in the tightest radius that still gives me honest comparables. Older data flatters a seller, and a comparable from a mile away in a different community is not really a comparable.

Then I adjust for what actually differs: lot size and position, condition, updates, views, and any capital work a buyer will not have to do. After that I look at what is under contract now, because pending sales reflect what buyers agreed to this month rather than last quarter, and at what expired, since those are the prices buyers already declined.

The last step is picking a number that puts the home in the right search band. Buyers shop in round brackets, and a home listed at $1,015,000 disappears from every search that caps at $1,000,000. That one decision costs sellers more than anything else I see.

Once the home is live, I review showing activity at day 14. With the median house under contract in 24 days, two quiet weeks is real information, and I will tell you so rather than wait for you to bring it up.

What this means if you are selling this fall

Houses here are selling faster than a year ago, for more money, with fewer reductions. That is a good market to be a seller in, and it is also one that punishes a high opening number, because buyers can see how long your home has been sitting and they price that into what they offer.
