I pulled every house that closed in Boca Raton over the last six months and sorted the sales by how the buyer paid for them. I knew cash would be a big share of this market. I did not expect it to be the majority.

Of the 1,264 houses that closed between March 1 and August 31, 2026, 642 were cash. More houses in this city changed hands without a mortgage than with one.

How many Boca Raton homes sell for cash?

642 of the 1,264 houses that closed in Boca Raton between March 1 and August 31, 2026 were cash purchases, or 50.8 percent. Conventional mortgages covered 554 sales, 43.8 percent. Everything else was a rounding error.

The rounding error is worth a look, because it tells you what this market is not. Twenty buyers used FHA financing and fifteen used VA, 2.8 percent of the market between them. Five closings were part of a 1031 exchange, three involved seller financing, and two were paid in cryptocurrency.

The cash share held steady month to month, between 47.4 percent in April and 54.5 percent in March. This is not one blowout month dragging an average around. It is the normal shape of this market.

Does the cash share change with price?

Sharply. Below $1 million, 249 of 608 sales were cash, or 41.0 percent. At $1 million and above, 393 of 656 sales were cash, or 59.9 percent. The higher the price, the less likely a bank is involved at all.

Four out of five houses that sold above $5 million were bought outright. If you are shopping the upper end of Boca Raton with a jumbo loan, in Broken Sound or anywhere else the top bands cluster, that is your competition. It explains why the seller was not impressed by your preapproval letter.

Do cash buyers pay less in Boca Raton?

Yes, by roughly 1.3 percentage points. The median cash sale closed at 95.7 percent of the last list price. The median conventional sale closed at 97.0 percent. Against the original list price the pattern repeats, 93.9 percent for cash and 95.5 percent for financed.

On a $1,340,000 house, which is the median cash purchase in this window, 1.3 points is about $17,000. That is the price of certainty, and sellers pay it whether or not they think of it that way.

The bidding data agrees. Only 23.5 percent of cash sales closed at or above the asking price, against 26.4 percent of conventional sales. Financed buyers were slightly more willing to stretch.

Do cash offers actually close faster?

Not in the part of the timeline the MLS measures. Median days on market was 22 for cash sales and 23 for conventional. About 56 percent of cash sales went under contract within 30 days, against 58 percent of conventional ones. The two groups behave almost identically.

Days on market counts listing to contract, and cash has no advantage there. The advantage shows up after the contract is signed, where there is no appraisal to argue with and no underwriter to satisfy. My data does not measure that stretch, so I will not put a number on it. In practice it is the reason cash offers get taken.

Can I buy a house in Boca Raton without cash?

Yes, and 589 buyers did it in six months. Under $1 million, financed buyers were the majority at 55.9 percent of sales, 340 of 608. The mortgage is not the handicap here. Being slow is.

What makes a financed offer competitive in this market is removing the parts a seller worries about. A full underwriting approval rather than a prequalification. A short, realistic financing timeline. Proof of funds for the down payment attached to the offer, not promised later. Sellers are pricing risk, and most of the risk in a financed offer is paperwork you can finish before you write it.

Should I take the cash offer on my house?

Not automatically. The median cash buyer in this window paid 1.3 points less than the median financed buyer, so a cash offer usually asks you to trade money for certainty. Whether that trade is a good one depends on your timeline and how clean the financed offer next to it is.

I run this comparison on the seller's own address before they answer, starting with what your house is worth today. Two offers that look close on the front page rarely are once you line up the contingencies, the deposit and the closing date.

How does this fit the rest of the Boca Raton market?

Boca Raton has 519 houses for sale as of September 15, 2026, against 2,247 closings over the trailing twelve months. That is about 2.8 months of supply, still a seller's market by the usual six month benchmark.

Those blended figures run below the house numbers because most of what trades here is a condominium.
