Every seller asks me some version of this question, usually after finding a number online with no source attached. So I pulled the actual closings. Here is what 182 Boca Raton homes did last month.
How long does it take to sell a house in Boca Raton?
A median of 23.5 days. Of the 182 single-family homes that closed in Boca Raton in August 2026, half were under contract within 23.5 days of hitting the market. A quarter were under contract within 7 days.
The rest of the curve matters just as much. Fifteen homes closed with zero days on market, meaning the contract was written before the listing ever had a chance to sit. Fifty-five percent of the 182 went under contract inside 30 days. Seventy-two percent inside 60 days. Eighty-two percent inside 90 days.
That last 18 percent is what pulls the average up to 53.2 days. Read only the average and you walk away thinking a Boca Raton home takes about two months to sell. Most do not. A minority take far longer, and those are the listings worth understanding before you price your own.
Why do some Boca Raton homes take months to sell?
Price. Homes that never reduced their asking price sold in a median of 10 days. Homes that cut the price at least once took a median of 77.5 days, almost eight times longer.
Sixty-two of the 182 homes, about 34 percent, dropped their asking price somewhere between listing and closing. Those homes closed at a median of 89.1 percent of what they originally asked. The 120 homes that held their number closed at 97.1 percent of the original ask.
On a home originally listed at $1,000,000, that spread is roughly $80,000, plus two and a half extra months of carrying it and answering the question buyers always ask about a listing that has been sitting.
Some homes are genuinely hard to comp, so I would not call every reduction a mistake. But the August pattern is hard to argue with. Boca Raton corrects a high price with time, and that correction costs more than the original discount would have.
How much below asking do Boca Raton homes sell for?
The median closing came in at 96.5 percent of the final asking price and 94.5 percent of the original asking price. Of the 182 sales, 137 closed below final asking, 28 closed at asking, and 17 closed above it.
A small discount off the last posted number is normal here, not a sign of a weak market. The gap between final ask and original ask on a third of the inventory is the part worth watching.
The median August closing was $965,000, at a median of $443 per square foot of living area.
Does the selling timeline change by price range?
Yes, at the top. Homes under $3 million sold in a median of 18 to 25 days. Homes above $3 million took a median of 56 days.

The $1.5M to $3M band moved fastest and the luxury band moved slowest, which is what I would expect from a smaller buyer pool. It also means a luxury seller who prices on hope rather than closed comps has a much longer runway to regret it.

How much competition will my listing have?
There were 506 active single-family listings in Boca Raton on September 22, 2026. At August's pace of 182 closings a month, that is about 2.8 months of supply. Measured against the June through August average of roughly 212 closings a month, it is about 2.4 months.
For broader context, the all residential category including condos averaged 60.1 days on market in August 2026, down from 88.9 days in November 2025. Condos and attached homes make up roughly two thirds of that class in Boca Raton, so it runs slower than the single-family numbers above. I keep the two separate rather than blending them.
What should I do before listing my Boca Raton home?
Price it off closed sales, not active asking prices. The August numbers say your best offer arrives in the first two weeks, and a reduction after that window costs you both time and money.
